BLACK SANDS INN

The transformation from the Tides Inn at Shelter Cover to Black Sands Inn was completed in December 2022.  Consisting of 10 units, all with incredibly outdated interiors, the hotel underwent a full interior and exterior renovation. During the 3-month renovation period, we collaborated with our contracting team on material selection, deliveries, and installation.   Once the renovation phase was complete, our team was onsite to complete the final staging and set up before the hotel started accepting guests again.  Within one month of the property re-opening, the occupancy increased by 85% during their slowest season.  

Logistics

Situated in a small seaside town along the California Coast, managing the logistics of this project proved challenging given the time of year and the town's singular access road.  Leading up to our two-week installation period, we collaborated closely with the contracting team, a local waste removal company, and various vendors to ensure seamless execution in such a short time period.  During that time we were able to have all furniture delivered and staged, all decor installed, and all the rooms set up.  A forklift was brought in to get the hot tub installed and the large sleeper couches into the second floor and by January 2023 Black Sands Inn was accepting guests. 

Transformed Suites

Each of the 10 rooms were approached differently, taking into account how unique each room layout was.   While some units were singular rooms and others were larger suites, we were able to maintain a cohesive theme throughout with universal faux Oak LVP, a soft, neutral paint palette, and natural wood furnishings.  

For rooms equipped with fireplaces, we purchased new, modern inserts, redesigned the frames, and surrounded them with textured white stone.

We had custom made couches and chairs created for each space and finished it off with white wood tables, jute rugs, and coastal artwork and decor.

New Bathrooms & Kitchens

Keeping the old cabinets for budgetary purposes, we painted them a bright white and installed new hardware to give the space a more updated look.  In the rooms with kitchenettes, we  incorporated a glossy, blue subway tile and white quartz countertops.  We added floating wood shelves, new faucets, sinks, and decor. 

Updated Bedrooms

Continuing the neutral, coastal color scheme into the bedrooms, we introduced three distinct coastal designs, with custom wallpaper accent walls, matching  bedding, and woven textiles.  We upgraded all the existing lighting fixtures with contemporary alternatives and installed brushed nickel wall sconces throughout all bedrooms.  We used faux trees, large art pieces, and velvet curtains for added warmth.

Guest Room Amenities

Given the limited square footage in many of the rooms, we had to get creative with how we arranged the existing amenities along with the new amenities we wanted to include for guests. Without making the rooms look cluttered, we had the tv stand mounted and added floating closets to all the rooms.  In the smaller rooms, we had floating shelves installed to maximize storage for the microwaves and coffee bars, and selected small coffee caddies to conveniently and aesthetically organize the countertop items. 

Exterior

We painted the existing green exterior a bright white, accentuated by blue exterior doors and had custom signage and new lighting installed. We added market lighting over the dedicated hot tub area and worked with the contracting team to create a custom hot tub surround. To complement the refreshed exterior, we replaced all existing white deck chairs with teak wood bar tables, creating a contrast against the newly painted white facade.
